Cancellation, Conduct, Safety & Liability Policy
1. Bookings via Online Travel Agents
If your booking was made through an online travel agent (e.g. Booking.com), the cancellation and payment terms of that platform apply.
2. Direct Bookings – Cancellation Policy
Cancellation periods are calculated in calendar days prior to the earliest check-in time on the scheduled arrival date.
Non-Peak Period
20 February – 20 November
More than 10 days before arrival:
100% refund (less non-refundable credit card fees)
10 to 2 days before arrival:
50% refund
Within 48 hours of arrival, no-shows, or early departure:
No refund – full booking cost charged
Peak Period
21 November – 19 February
More than 10 days before arrival:
100% refund (less non-refundable credit card fees)
10 to 2 days before arrival:
30% refund
Within 48 hours of arrival, no-shows, or early departure:
No refund – full booking cost charged
3. Check-In / Check-Out
Check-in: From 3:00pm
Check-out: By 11:00am
Late check-out without approval may incur a fee of up to one night’s accommodation.
Early check-in and late check-out may be available by request and may incur additional charges.
4. Visitors
All visitors must text 027 229 9004 to obtain a visitor’s day pass at a cost of NZD $50 per person.
Visitors must leave the property by 10:00pm.
Guests are fully responsible for the conduct, safety, and compliance of their visitors.
Mohaka River Farm reserves the right to refuse entry to any visitor at its discretion.
Visitors are not permitted to fish on the property.
5. Age & Supervision
Guests under 18 years of age must be accompanied by a responsible adult.
Children must be supervised by an adult at all times.
Parents and guardians accept full responsibility for the safety and behaviour of children during their stay.
6. Conduct, Noise & Alcohol
Quiet hours: 10:00pm – 7:00am
(New Year’s Eve exception until 1:00am)
No parties or disruptive behaviour.
Alcohol may only be consumed within your accommodation or allocated site, without disturbance to others.
Alcohol is not permitted in communal buildings or around the wider farm grounds.
Mohaka River Farm is a smoke-, vape- and drug-free property.
Mohaka River Farm reserves the right to refuse entry or evict guests immediately, without refund, for breach of these rules.
7. Damage, Cleaning & Lost Items
Any damage, breakages, or missing items will be charged at replacement or repair cost.
Lost keys will incur an $80 lock replacement fee.
Rooms left in an unsatisfactory condition may incur additional cleaning charges.
Rooms rendered non-rentable due to damage, smoking, vaping, or odours will incur a minimum charge of $200, with additional costs charged where remediation exceeds this amount.
8. Working Farm – Safety Rules
Mohaka River Farm is a working farm and contains inherent risks including (but not limited to):
uneven ground and farm tracks
rivers and waterways
livestock
electric fencing
farm machinery
changing weather conditions
For safety reasons:
No shooting is permitted.
Pets are not permitted.
All terrain vehicles, dirt bikes, and motorbikes are not permitted.
Interaction with farm animals is permitted only under staff supervision.
Use of farm walks and cycle tracks is entirely at your own risk.
9. Liability & Assumption of Risk
To the fullest extent permitted by law:
Guests, visitors, and all members of their party enter and use the property entirely at their own risk.
Mohaka River Farm is not liable for injury, illness, death, loss, or damage to persons, vehicles, or property, except where liability cannot be excluded by law.
Guests are responsible for securing their belongings and vehicles at all times.
10. Indemnity
Guests agree to indemnify and hold harmless Mohaka River Farm, its owners, staff, and contractors from any claims, loss, damage, injury, or liability arising from:
their stay
their actions or omissions
the actions of children or visitors associated with their booking
11. Force Majeure
Mohaka River Farm is not liable for cancellations, delays, or disruptions caused by events beyond its reasonable control, including but not limited to weather events, flooding, power outages, natural disasters, or farm operational requirements.
12. Governing Law
These terms are governed by the laws of New Zealand.
